10 Things to Remember If You Are Going Away – Winter 2024

There are a few things we would like everyone to keep note of during this time, with respect to condominium living, especially if you are planning to take time away from the condo suite.

1) Turn off your main water supply line
To avoid any unwanted flooding or leaking, please locate the main water shutoff valve in your unit, and switch it to the off position. This will prevent any unwanted, or undetectable leaks throughout the vacancy, and could save you quite a bit of time, cost and headache down the line. Water damage can result from frozen pipes, worn-out or leaky supply lines, dripping water heaters, and more.

2) Lock all your windows and doors
In the winter, strong winds can push open screen doors and get through small gaps in windows! Ensure that all windows in the suite are closed tight, and locked so that no airflow can get through. Ensure your balcony door (if applicable), and suite door are both locked properly.

3) Leave your water-reliant appliance doors open
Keeping your dishwasher and laundry machine doors partially open will help to prevent mold growth, or unpleasant smells.

4) Don’t let the pipes freeze
It is important to check beforehand the anticipated temperature patterns over the time you will be away. Ensure that your heat does not drop below 19 degrees Celsius, or 67 degrees Fahrenheit. Alternatively, ensure that the humidity in the air does not exceed 70% in the summers, to avoid mold growth. To ensure the temperature in the unit is kept appropriately warm, set your thermostat to the necessary temperature, then select hold.

5) Unplug any appliances, or switch off the power from the breaker panel
Most devices will continue to use energy if they are plugged in. Restricting the electricity to any non-essential appliances (TVs, toasters, microwaves, printers and computers) will help to conserve power throughout your vacancy, and provide peace of mind. Please note that if you choose to cut the power to your fridge, ensure that all items are removed, and the door is propped open to allow airflow, and prevent odour.

6) Notify your property manager and front desk that you will be away
Ensure that the building is aware of your time away, so they are able to enter should any emergency incidents occur. Be sure to provide them with your preferred emergency contact, in case they need to reach a trusted third party.

7) Contact your insurance provider
Many insurance providers require tenants to check in on the unit every few days, to few weeks. Failing to do so may result in claim denial, if you require something covered in the future. Speak with your provider to ensure you are adhering to any terms that may be required as part of your plan

8) Consider having someone check in on the property
Every so often, consider asking a friend of neighbour to visit the unit for a quick walk through, and brief inspection. If you are away for an extended period of time, make it worth their while by paying a small amount, or reciprocate if they need something similar in the future.

9) Install a wi-fi camera, or in-suite alarm system
If you have concerns about safety inside your suite, consider installing a smart camera, or registering your in-suite system with an external company. Please note that in condominium units, external cameras are usually not permitted. Consider installing smart timers on a few lights if you are concerned about keeping up the appearance of the condo being lived-in.

10) Ensure that your rent and bills are paid on time!
Especially so if you are going to a place where internet, or cell service is restricted. If you pay your bills by mail, consider switching to online service, and having the post office hold your mail, or temporarily forward important items to another address.
