Cooling to Heating Switchover – Reminder to Tenants – Fall 2024

It is the time of year for your building’s cooling to heating switchover.
Every spring and fall, when buildings switch from AC to heat and vice versa, your onsite management needs to balance uncertain weather forecasts and the availability of contractors. If the switch occurs too early, we have historically experienced complaints from residents. If the switch occurs too late, we have endured the same. So, your onsite management will try to balance the needs of all residents to time the switch as best as possible given historical weather patterns to coordinate the switchover.
For those less familiar with how most condo buildings operate, the mechanical equipment used to provide AC or heat is complex. The switch typically takes two days by qualified HVAC specialists. HVAC contractors are not dedicated to a single building, but service many buildings in the city. Each building is trying to schedule its switchover, considering similar factors.
The majority of condo buildings conduct the switch between October 15th – October 25th. During this process, the cooling function will be turned off, and the heating will be activated. Residents may notice minor fluctuations in temperature as the system adjusts. Please be advised that even when the boilers are working, it will take time for the system to function as intended as the heated water circulates.
Once complete, please note the following steps to activate the heating in your unit:
- Switch your thermostat to “Heating.”
- Set the fan to the lowest speed.
- Set the temperature between 80-90°F (note: this won’t be the exact temperature but will initiate heating).
